One of those homes that stops you in your tracks. Bollin Cross Court is impressive and understated at the same time. It’s one of the most wonderful and intriguing homes to come to the market in a long time, and it’s hiding in plain sight on Bollington Road.

This Grade II listed Georgian estate is packed with history, character and unexpected spaces, from hidden gardens to a converted Coach House, all set within private south-west-facing grounds.

The main house is perfect for family living, with five bedrooms plus a dressing room, a lovely open-plan kitchen and everyday living space, a magnificent dining room, a relaxed library and a peaceful sitting room. There is also a study and access to the large basement space, which is ideal for storage, as is the large, carpeted attic.

Across the cobbled and gated courtyard, the Coach House stands as an impressive home in its own right, with two bedrooms, a spacious living area, a bar, a studio and a garage. It is perfect as a relative’s annexe, somewhere to work from, or simply for some peace and quiet.

The outside space here is truly remarkable, and you feel it as soon as the gates close behind you. The overall plot extends to just under 0.9 acres and includes expansive lawned gardens, an enchanting al fresco dining area and a woodland section. There’s also ample, secure parking.

The property is Grade II listed, ensuring it always retains its distinctive charm. Bollin Cross Court was rebuilt around 1780 by local industrialists, the Antrobus family, who also built much of Bollington Cross. There are also ties to the Greg family, owners of Quarry Bank Mill; Samuel Greg is believed to have lived here in the mid-1800s.

In the words of the owners:

“This place is amazing!”
“It’s huge – the house and the garden!”
“It’s even got a courtyard and a Coach House!”
“We can see cows and sheep!”

These were just some of the comments from our kids the first time we took them to see Bollin Cross Court. Nearly 20 years later, the kids are grown up with families of their own, but Bollin Cross Court is still amazing to us.

It really is a distinctive property. There is indeed a large courtyard allowing safe off-road parking, where cars can easily turn around – very useful as the kids started to pass their driving tests. With the Main House to one side and the Coach House opposite, there is an enormous amount of internal space available, giving us flexibility, privacy, creative areas and entertainment spaces for family and friends.

Then we look out onto a lovely large garden – these days enjoyed by our grandkids – with green fields beyond, where cows and sheep can still often be seen.

Bollington is also a wonderful place to live. We found very good schools for the kids in Macclesfield. The major supermarkets are nearby, alongside many distinctive independent shops and eateries. We can get to London within two hours from Macclesfield Station, and Manchester Airport is only a 30-minute drive away. Importantly for us, there are lovely local walks and pubs, and Bollington sits on the edge of the Peak District National Park.

We will never forget Bollin Cross Court. Once we closed the courtyard gates behind us, the buildings and gardens truly became our own private special place, creating many marvellous memories for the family. We hope any new owners will, in turn, enjoy their own special times in this amazing property.
